You need to have your own idea of what you want a club to be. If you ask 10 people on here what they want you will get 11 different answers. If you don't know what a good club should have then maybe have another think about opening one?

The Tudor Lounge has been robbed and been set on fire.

Do you really think another club in the area is a good idea?

I've secured the property and just have to tackle licencing now.

And I only want to gather rough ideas of what my potential clients would like in terms of facilities. I've been to a few clubs like chams so I've seen what it's about and the standards.

Just wanted to gather all the info I could before making the decisions

A decent sized BDSM dungeon with nice furniture in traditional style.

A nice hot tub that's kept clean and well maintained.

Beds/surfaces that are made up as beds rather than just vinyl mattresses.

So have you been to clubs or not?

Whilst we share your distaste of vinyl surfaces, we have had bad experiences in clubs without them. The current fashion for extreme gushing doesn't help. On a recent night at a club with beds made up as beds, there wasn't a single mattress that wasn't soaked through. Perhaps a mix with those who tend to share lots of bodily fluids pointed towards the vinyl.

Agree on the other points.

If you've only tried chams please don't rely on that alone for your standards!

Try visiting Liberty Elite or Vanilla Alternative to get more perspective; )

Other than that, good luck. More clubs the merrier

I've got to ask why you would want that as we have been to one or two clubs where the beds are like beds and its not nice once people have been in them. X

Op for us it would be a good mix of pen and closed paly areas including larger beds...

Agree with a few posts here you won't please every one but would certainly think decor and lighting has to be key good mood lighting blues and pinks work well a nice bar set up that's sleek and sexy a good area for music/dance.

A group play area and good sized rooms that don't turn into a green house when the fun starts. love the rooms that have one way mirrors and a good wet area big hot tubs that people can easily converse in. nothing to relaxed tho as I have found that atmosphere is key and that relaxes people and gets them talking structure and layout that allows people to easily mix rather than small seated areas that separate people..

If any of that makes sense haha

Surely you would have all this in a business plan....?

The clubs I've been in put towels across the beds about half way down, and a fresh stack are kept in the room too. You're encouraged to put a fresh towel down if you've made a mess, and management change them regularly too.

Of course they might not do that anymore. Or it might have just been on fetish nights where I get the impression that fetishists are a bit less messy on the whole.

I find having sex on vinyl beds repulsive. There's nothing sexy about it. I have to consciously try and put it to the back of my head and not think about it when it happens.

(Usually we just end up not having sex, and just doing soft-play elsewhere instead.)

People should not be dickheads and should avoid making mess with body fluids in clubs. If it's unavoidable, perhaps they should either wear a nappy or take several beach towels of their own.

I don't think this guy should get flat negatives. to form a business plan and something that works you would need to appeal to the consumer/customer which comes down to finding what the people want and customer research which happens with any business prior to a business plan yeah costing location space etc are your first points but collecting data on what has worked and doesn't work is what this chap is asking for if there's something you like make it noted

Keep going and fair play for looking into it OP

I agree it's not the best I find some times people that use the facilities don't respect them people need to clean up after them selves a bit more and this should be inforced by staff xx

Good luck with your venture. In a past life it was always said that time spent on "recce" is never time wasted. So if money is no problem, then if I were you, I'd nip over to Holland and Germany to get some inspiration. Take a friend and try Fun4Two and Fata Morgana in Holland, and Avarus in Berlin. When you see how the continentals do things "properly" you might gain some good inspiration on where to go from there.

Really you should have your licencing and legalities sorted before you secured the property. Just because there are already or have been clubs in the area, does not mean you will get permission for another.

I actually think you should travel around as many clubs as you can and take the good and bad from them all and build a club based on what you as the owner wants to offer.

I also hope you have a shit load of money as clubs are money pits and not the goldmine people think they are. A good club costs a lot of money to maintain, so don't expect to make any money for quite some time.

You're going to get loads of differing opinions if you ask swingers on here as we all like and want different things. Just get it legal, get it clean, get it safe and the rest you can build on

Good luck...you're going to need a load of it xxxx
