New Club in North West

I have been on the swinging scene for some time now visiting clubs both as a single and with a partner as a couple. I own a large 2 storey building a couple of miles from Manchester that I feel would make a perfect up-market swingers venue. I have recently had an architect do some sample sketches/plans of some designs I have in mind, however before anything is finalised I would appreciate any thoughts and idea's anyone has..... Theme's, Layout's Special Areas etc etc etc.... and of course any other feedback that may help....

When you say a couple of miles, where about a exactly? Greater Manchester already have a good number of clubs, so you may struggle for clients.

There is also the licensing laws and getting the permission from the council for the club, so where you are exactly could make it difficult.

By using the term 'up market' you are already restricting your revenue flow.

I get the idea but, given the local, established competition, are there enough swingers about to make any new club pay for itself, let alone one that is offering exclusivity to the few ?

The one thing that Manchester and the Greater Manchester area isn't lacking in is good swingers clubs

If I were looking to open a new club the North West would be at the bottom of the list due to the fact it's very well served.

If you want to make it earn money for you then sound proof it and turn it into rehearsal rooms for bands. I ran one 10 years ago and it was filled 7 days a week

As already posted, 1 more club in the NW is going to struggle as the existing clubs are pretty empty these days already!

You may have more luck opening it as "up market" playrooms however for the people who have no where to play due to family or just not wanting strangers at their houses!!

I have visited all of the clubs in the Greater Manchester area and sometimes they are busy, sometimes they are not.

Perhaps looking more over to the Yorkshire area might be more productive. There is only really Isis Quest in Leeds and that's a bloody dump. Nothing in that area and there must be lots of swingers about.

come to leeds,as said for such a big city we only have Isis,im sure you would go down a storm in Yorkshire, we badly need another club

Manchester DOES NOT need another club!!! The existing clubs do ok but the more that open, the more diluted they become!

The other problem is that some councils are starting to clamp down on the number of clubs in their area...some councils won't give licences at all!!! Liverpool, Sefton and halton being 3 of them which surround Manchester. Wirral won't give another licence for a club now and Chester won't entertain it right now.

You need to know your market. Anyone with a bit of money and some know how absolutely would not invest it in a swingers club in the Manchester/greater manchester area.

The other problem that you have is that some of the other 'up market' clubs have raised the bar. If you want an alcohol licence for instance (which you will need even if you wish to serve people their own drinks) then you will have to meet quite a lot of criteria. The way around this is that you store the alcohol and hand it over with a glass for the customer to pour, but this is sub standard in an 'up market' establishment.

I think, hand on heart, that you should research like mad, go back to the drawing board and rethink your options with the building, otherwise I'd take your cash and burn it.

You could try looking onto opening as a space for fetish/S&M play only descent dedicated space is The Unit at Blackpool do it right S&M play club at night use for photo studio or similar daytime and it may just work there us a lack of descent S&M play dungeons that can be hired for party / private play this could fill a niche if done right

I agree. We hire at Townhouse but in Manchester there is only club Lash or maybe the Kage, but I don't know if they hire. The Unit was a dedicated BDSM venue, but now has swinging events and other great events too. So I don't think dedicated BDSM pays the bills.

The other problem with this is that you really need to be into BDSM to know what you are doing as you need the right ambience, good equipment and a convincing playspace to make it a success.

I would suggest getting a partner on board who knows all about BDSM to help out with this, otherwise it could end up another club that has some equipment but no true BDSM soul.

A fetish photography studio would be good though, especially if it's an old building with it's little quirks. There's a good market for decent studio space!

The building itself is close to Heaton Park approx half mile from the M60. We have our own secure car park to the rear a large luxurious reception area and a beautiful feature marble staircase leading to the upper floor.Like I earlier mentioned after visiting most clubs I just feel there is room for that something a little different. Vicky mentions that manchester does not need another club yet only recently a club opened in the city centre and according to the reviews posted by customers and by the guys running the club they are very very busy. I also find that the clubs I visit usually every other weekend are more often than not very busy. This is not something I am going into light heartedly, there will be a business plan, some homework done and some figures put together, no idiot would consider a new venture on this scale without carefully planning it. Going back to my original post requesting your thoughts.... I was looking for some positive feedback on what the swinging community would really like in a swinging club...... One thought would be a themed night similar to a "Killing Kittens" event......... "Licking Lollipops" or

"Tickling Tummies"...... get the picture...

How about a club that doesnt charge single guys a massive membership and double entry prices!!

If nothing else you will be full! Just with single guys!! So maybe a Bi only club? So people all know that anyone there is bi and not just hoping for bi women but actually all straight men etc. That way when no cpls turn up they guys cant

complain!!!

There you go a positive idea as your clearly going to do it regardless of the experience of others who actually own a club !!

but the new club is in city centre good latenight public transport links lots of cheap hotels making it accessable for those that might like to have a drink with out having to fork out loads for a taxi.this is wahy out of city centre clubs will always struggle

I'd wish you luck with any venture - but I hope you take the advice above (particularly Vicky's!)

I think my suggestion would be find a niche that no-one else caters for. But I"m not sure what that would be! My key points would be friendly and welcoming, clean, good changing area with decently lit facilities for doing make up and no bullshit! (if your doing up a room that's fine - but if you go back 6 weeks later and it's still in the same state it doesn't impress!)

There are a lot of clubs in the Greater Manchester area so finding your own niche will not be straightforward. At least one in recent years has closed (Heaven on Earth) and I can think of at least one other (which I'm not going to name as it's not fair) that's really struggled to pull people in in recent months.

I'd also be wary of reading too much into the reviews of Amour (this is not a criticism of them - I've been a couple of times and left with a favourable impression) as reviews can give a skewed impression. Firstly you can have a great night with just a few people in a club (I know I have!) now as a punter having a great time with the 4-5 people in the club is great. But as the owner you're losing money hand over fist! Even if you have a very busy Saturday I'm not sure that would bring enough in by itself.

A lot of people in the NW will have their favourite clubs - and most probably their favourite 2-3-4! So getting them to try a new place will be hard and keeping them even more so. And if you try somewhere new and catch them on a "down" night when there are only 4-5 people in and nothing happening it will be doubly hard to get them back.

I'd also be wary about the "upmarket" venue angle - I can think of two clubs that have tried that angle already (and have the facilities to back it up) so it's not exactly a niche.

Even the Fetish/BDSM is pretty well catered for (Kage, Townhouse, Liasions & Gatehouse all have a well established fetish crowd and there are also specialist places like MARS and Club Lash (and probably more!)

And yet you go the other side of the pennines and there are many fewer choices

Our 2 penneth... What the northwest is completely lacking (unless someone knows otherwise) is a club that has a nightclub feel - a dancefloor with a dj, and some sort of bar, plus play space/rooms, and that has a couples only night on either Friday or Saturday nights.

We like to have a good night out dancing, drinking, chatting... And anything extra is a bonus rather than essential.

We have travelled a fair distance for this, and would definitely give somewhere more local a go if it fulfilled those basic needs.

Have you not been over to Townhouse? We have a club night once a month with a DJ (it's tonight actually) and we have a dancefloor. We have a newly refurbished bar which is fully stocked, we have private and group play rooms, we have a couples night on the 2nd Friday of the month....all boxes ticked! lol

It's the distance that puts us off - need to head over from Manchester and use tunnel, Motorways on the Wirral and/or Runcorn bridge. Hope to make it over there one day

I honestly think the North West has too many clubs already. There is already a big selection and although they all offer something slightly different, they are all located too close together.

I think there are three in Blackpool (plus hotels) 2 in Rochdale, 4 within very easy reach of Manchester, plus 1 in Chorley and those are the ones I know about, could be more. Too much competition and it is ruining the clubs for those who do go rather than making them better.

Think about it, if there are 100 people who use clubs in the North West, and there are 2 clubs, both should be/will be busy, but if there are 10 clubs, then none of them are going to be very busy as too much choice. I know the figures are an exaggeration, but unless you are offering something spectacular then I do not think yet another club is needed in the North West.

Just our opinion and sure others will think that competition is good.

Decadance in Rochdale has a dance floor, good light and sound system, full bar etc which is why I love it, a place I can dress and go to for a drink and maybe more.

I tend not to class Townhouse as North west as it's so much further from me than the Greater Manchester clubs.

But I can only say good things about it - very very well worth a trip as it's a brilliant club
