So we have attended a fair few private get togethers and now looking to organize one ourselves, it will be about 10 - 12 individuals in total.

What are you looking for when searching on air BNB or booking.

We will obviously need somewhere that can tolerate a bit of noise and where owners aren't likely to nosey in.
